Commuting To NYC

Whether you work in Manhattan or simply love the Broadway shows, the restaurants, the shopping and all the excitement in New York City, the Short Hills, Millburn/Livingston area and adjacent towns offer great locations and resources when it comes to commuting to NYC. 

COMMUTING FROM MILLBURN AND/OR SHORT HILLS 

With easy access via rail, highway, bus and air it is understandable why Millburn and Short Hills have become a popular choice for young professionals moving from Manhattan.
There are two railroad stations serving the area, one in the heart of Short Hills and the other in the center of Millburn, from where New York Penn Station is just a 35 to 40 minute ride on NJ Transit ‘s Midtown Direct Train Line. Going to down town Manhattan? The PATH Rapid Transit System takes commuters straight into Hoboken, as well as New York’s financial district. For the scenic route, many commuters prefer to take the ferry across from Hoboken instead. 

Commuter parking lots are available to residents of Millburn/ Short Hills. Permits cost $360 per year and are issued by the Tax Collector at Millburn Town Hall. For more information call 973-564-7083 during office hours. 

By car, routes 24, 280, I-78, the New Jersey Turnpike and the Garden State Parkway are all within easy access, and it takes only about 40 minutes to get to NYC via Route 78 and NJ Turnpike. 

COMMUTING FROM LIVINGSTON
 

Even though Livingston Township does not have a train station, it offers an easy commute to New York and other important destinations. This town located only 16 Miles from Newark Airport and right off Route 280; from then traveling gets easier: 

Community Coach Direct Bus Service to NYC: 

1) Community Coach Bus Service - you can go from Livingston Mall Park and Ride or South Mountain Arena Parking Lot, plus multiple other stops en route - into Port Authority Bus Terminal in NYC. Trip takes between 40-60 minutes. Express service during rush hour.
2) Or the another option are NJ Transit Buses #70 and #73 (From Livingston Mall) to Newark Penn Station where you can board either NJ Transit Train or Path.

NJ Path: 

You can drive to Harrison Train Station, where you can park and ride (12 Miles). The station is less than a mile from Exit 16 on Route 280. There are 12 parking lots within walking distance of the Harrison Station, many of which offer reserved spaces. Or you can drive to Penn Station in Newark (13 Miles), where there is plenty of parking lots and you can purchase a monthly parking pass.

NJ Transit Train: 

You can take the train into NYC from multiple stations along the line running from Short Hills to Maplewood to South Orange, and the other Oranges. At the South Orange station, for example, there are four lots within walking distance which are open to non residents. There is also a jitney service in West Orange from multiple points around town which takes you to several of the NJ Transit stations in the Oranges.

Ferry: 

You can drive to NY Waterways ferry terminals along the Hudson. Only 21 Miles to River Road in Weehawken where you can board the Ferry to NYC and parking is available and you can take a short ferry ride to multiple sites in NYC.

Midtown Jitney from West Orange: 

The town of South orange and its train station to NYC are also an easy ride, only 9 miles. West Orange Township offers Jitney service 3 routes departing from various locations to the South Orange train station, where you can ride the train into NYC and other destinations.

Disclosure Laws >Disclaimer Clauses

Before the professional inspects the home that you are buying, you will be asked to sign an acknowledgment of the scope of the inspection. This document will probably include a disclaimer clause designed to relieve the company of responsibility if they should miss a defect. What happens if a defect is missed during an inspection?

The disclaimer clause may get the inspection company off the hook for a defect if there is no visual indication of a problem. If the inspector clearly indicated that he was not checking for that problem--many inspectors do not check for dry rot or inspect roofs--then the recourse will be limited. If negligence is involved, or if the defect should have been obvious to a professional inspector, the disclaimer is not likely to protect the inspector. If you find an undiscovered defect, discuss the matter with the inspector. Depending on the situation, the responsibility for remedying the problem may rest with you, the sellers, and/or the inspector.
